Not all bad news from commercial agents in London

"London, Europe’s most active commercial property market since the start of the global financial crisis, is losing some of its allure as high prices and prospects of a U.K. recession deter investors." -- Jan. 27 (Bloomberg)

There have been concerns over a recession which could cause the commercial property market in London to lose some of it's 'allure' according to a survey of 600+ investors, agents and money managers compiled by PricewaterhouseCoopers LLP.

Since the start of the austerity measures there has been a general belt tightening and this is going to have an adverse affect on London property according to RICS (Royal Institution of Chartered Surveyors). They also said that the property market could struggle for some time to come given latest fall in some of London’s property prices.

The importance of Commercial property in London cannot be under estimated. Commercial agents in London can offer quality office and retail space for a range of businesses. Commercial property undoubtedly adds more value to the United Kingdom economy than even the banking sector, according to recent research. It provides places for people to shop, play and work as well as playing a major role when it comes to funding retirement. It has been said that the property sector is a vital part in the UK economy. London is an attractive city to many as they can find the right employees for their businesses due to the face it attracts people from all over the world. Second only perhaps to New York, London’s vibrancy and diversity makes it one of the best cities in the world.

Well it's the great white elephant in the room, as UK landlords are looking to make a fast buck in a national housing shortage. But what's in it for the letting agent? Being impartial we can see it from both sides. On one hand the opportunist landlord is looking to fill a gap in the market for prime metro property at the height of the 2012 Olympiad. But on the other hand this is effectively a very short let, which requires the letting agent to do just as much effort to market the property as a 12 month shorthold tenancy. So where's their incentive? Hey, don't shoot the messenger, everyone's got an opinion, what's yours worth?

The new high risk policy will affect more than 750,000 households at a cost of around £20bn a year to the taxpayer. The proposed £250-a-week housing benefit limit for a one-bedroom property has been put back to January 2012, but if you're a Londoner living in an expensive inner city area, your rent could easily be higher than that!

Supply of rental property in London will fall!

Consequently the percentage of privately rented properties available to housing benefit claimants in central London is expected to fall as a result.

Campaigners naturally fear the poorest will be driven out as a result. Social Security Advisory Committee warned "Housing benefit cuts are a high-risk policy that could price the poor out of private homes and hit jobs and local services".

Tenants beware, as Gumtree lettings 'scam' is exposed!

A new online scam targetting unsuspecting overseas tenants has been exposed by the NLA (National Landlords Association). Unsuspecting overseas tenants replying to these bogus classified ads on Gumtree are encouraged to hand over large sums of money to the 'Landlord'.

Once payment is received, that's usually the last time the tenant hears from them. According to this months 'Landlord & Buy-to-Let Magazine', September 2010, "In the latest scam, the 'landlord' claims to be a member of the NLA, uses the NLA logo and has created fake stationery copying that produced by the bona-fide, NLA Tenant Check service".

Overseas tenants looking for rented accomodation in the UK would be well advised to use a UK letting agent who is also an ARLA member (Association of Residential Letting Agents).

Long term housing association tenants face possible eviction to make room for needy families

The possibility that council tenants or housing association tenants in Britain could be given fixed term tenancies to ease a housing crisis which has 1.7 million families on council waiting lists is making headlines. UK letting agents confirmed the strongest rental demand in the last quarter was for 4 bedroom family homes.

Lib Dem deputy leader, Simon Hughes is quoted as saying "The Prime Minister is entitled to float any idea he likes but we have to be clear it is not a Liberal Democrat policy, it is not a coalition policy, it is not in the election manifesto of either party, it was not in the coalition agreement" (Source The Independent 5/08/10)

Is this not a case of if, but when it becomes government policy?

Perhaps the PM simply floated the idea two weeks ago, to gauge the publics interest as government figures estimate "400,000 properties are under occupied, while 250,000 tenants are living in crowded conditions" (source The Independent 5/08/10).

If this becomes law, the government will probably face a torrent of criticism from campaign groups and council tenants venting their anger on Twitter and facebook pages.

Just days after the scaremongerers at Nationwide predicted a slump in property prices that could last well after 2018 world cup, another group of 'leading' economists believe UK property prices will rise by 4% this year.

The Centre for Economics and Business Research said property prices will continue going up until the end of 2014, according to Ian Collier (Sky News Online 1/8/2010)

50,000 new tenants entering the market is an unprecedented record

Last month saw the biggest increase of new tenants enter the UK rental market with almost 20,000 new tenant registrations (the highest number in a single month since 2003 and up more than 20 pc on the previous month of May. The increase in demand for UK rental property is a stark contrast to the drop in the number of new properties available to rent, which has dropped around 5 pc in the last quarter.

This doesn't even take into consideration the demand for student rental accommodation that will increase this number further, with university applications at record levels.

Off-plan cowboy housebuilders investigated by OFT

A report by the Office of Fair Trading or OFT found that an alarming number of homebuyers had poor experiences when trying to buy off-plan property. The OFT's report estimated that consumers lose £33 million GBP a year from delays in moving into new-build properties, and a jaw dropping £74 million GBP from defects in new-build homes.

The Consumer Code for Housebuilders applies to homebuyers who have a reserved to buy an off-plan property from a housebuilder. Home information packs we're launched by Labour government to help reduce the %age of property deals that fell through and fast-track the move process by including a surveyors report. However the unpopular decision to exclude the home surveyors report from the HIPs pack was not well received by many industry experts including the RICS who believe HIPs "failed to address the significant problems in the home buying process". At the height of the UK commercial property boom many analysts believed their was only one way property prices would go and that's up! So many of the big property firms embarked on a debt-fuelled acquisition drive, buying up large stakes in landmark developments.

Since the July 2007 peak, plummeting commercial property prices left many investors nursing a massive hangover! With huge losses investors have been trying to quickly offload their stakes to balance their books. It's a firesale as commercial property giants like Land Securities take a £115m hit offloading it's 33.3pc stake in landmark developments like Birmingham's Bullring shopping centre for £210m (reportedly worth £325m at it's peak) to reduce the risk in their portfolio.

Last month Britain's third largest DIY retailer Focus was trying to do a deal with landlords who include Property giants British Land and Land Securities to stave off administration and trade through a recession hit high street (saving almost 5000 jobs).

"RBS, Lloyds sell repossessed properties to subsidiaries to avoid billions of losses" reads the headline in THE Times 24/08/09

The commercial property market is beginning to pick up as demand for office space picks up. However their is genuine concern over the rising number of cut price discount shops popping up where big names close down in "recession hit high streets" - (source Mail on Sunday 16/08/09)

Low property VALS or valuations will probably end up costing borrowers thousand's of pounds this year by edging them out of best-buy re-mortgage deals on the market!

The cynic in me believes lenders might be intentionally undervaluing properties, so they can edge borrows towards higher mortgage rate deals at re-mortgage time. The feeling amongst our estate agents is that borrowers need to realistic about their properties VAL when shopping around for a re-mortgage deal.

Do the maths! Did you know many borrowers still confuse 'the asking price' with 'the actual properties value'? To help borrows we've published links to free VAL calculators, Land Registry figures and more on our free property information page. The crucial figure is the LTV or loan-to-valuation percentage. This sounds too good to be true, what's the catch?

What is shared home ownership scheme?
The government runs a part buy part rent scheme called New Build HomeBuy
Flats or houses are sold as leasehold properties on shared ownership terms. The minimum share you can buy is 25%. You will need to be able raise a mortgage for the share you want to purchase, and you will pay rent on the share you don’t own. Rents are calculated to be affordable.
Can anyone qualify?
No. If you're a first time buyer, on a low income, living locally, but able to get a mortgage you would most likely be eligible. However their could be waiting lists for properties in your area.

The headline in today's Daily Mail, read "Lloyds cut mortgage rates"*.
When you read between the lines, it's actually a saving of around £35.00 pm on a £150K mortgage.

So what does this mean for first time buyers?
Not a lot, if your trying to get onto the bottom rung of the property ladder. According to their website, their best 2 year fixed rate mortgage deal is 60% loan to valuation. So to buy a £250K property, your first time buyer would need to put down £100K (no small change for anyone). South East reports 'mixed news on housing market'

The Royal Institute of Chartered Surveyors found the average number of transactions per estate agent in the South East over the last three months was just 11, the lowest since 1978. This is slightly lower that the national figure, which stands at 12.7 transactions over the three months.

A survey by Jupiter Research* revealed users' dwindling patience with websites that take time to show up. It found 75% of the 1,058 people surveyed would not return to websites that took longer than four seconds to load. 30% of those surveyed formed a "negative perception" of a company with a badly put-together site or would tell their family and friends about their experiences.

Your website should sell from the very first page
Perhaps the real reason website users are so impatient is not that they have such short attention spans, it's because most websites are designed to meet perceived company objectives, rather than audience needs.

A well designed website explains, directs, guides, and focuses visitor attention on the things that are of real benefit to your visitors and to your company.

As a developer it is important to understand the medium, design for bandwidth constraints and create an end product that works for both the user and the client, and, of course, play the right tunes while designing.
